TAX DEFERRED EXCHANGES
Through our accommodator company, Sunbird Financial, Inc., we can facilitate the relief tax treatment paperwork known as an IRS 1031 Tax Deferred Exchange. If you are in need of an exchange facilitator, Sunbird Financial, Inc. and Palm Desert Escrow, Inc. work together to make your escrow experience the best it can be.

Your privacy and document security is of paramount importance to us.
We have thought of everything to streamline the escrow process! We utilize several different courier services and offer electronic signing to make sure documents and/or funds are delivered anywhere they need to be in the fastest possible time. If electronic signing is unavailable, we can e-mail any document to any destination. This is especially handy when dealing with out of State/Country buyers and sellers who can print the documents, sign the documents and fax or overnight the documents back to us saving several days processing time. We have a Notary Public on staff. We accommodate loan signings from out of area companies. Our long time banking relationship with a major bank allows for direct deposit, wire transfer or walk-in deposits in most cities in California.
Note: ACH transfers, Money Orders and Credit Cards are currently unacceptable means of deposits to an Escrow Trust Account. But we're working on it!
FIRPTA and Cal-FIRPTA
Our officers are knowledgeable in all aspects of the US Foreign Investors Real Property Tax Act (FIRPTA)* and CAL-FIRPTA**. These regulations require the immediate withholding of funds from applicable escrows from foreign and/or non-resident seller taxpayers at the close of the transaction. Performing this procedure properly ensures your funds get to the governing agency quickly allowing for the non-resident to initiate tax treatment proceedings from their native country.

Judi began her Escrow career in 1978 starting at the receptionist desk of an Escrow company in Torrance, CA. Married to her husband, Jerry, since 1980, she became a desert transplant in 1986, where they raised two outstanding children. Judi grew her skills exponentially under the tutelage of three of the greatest Escrow Officers and is well versed in any type of transaction, allowing her to bring together even the most improbable closings. She stays current in the changing real estate world by attending webinars, conferences and sharing with her colleagues. She is most proud of the fact that Palm Desert Escrow Inc. is all about excellent service and remaining completely fiduciary to all parties of the real estate transaction.
Senior Escrow Officer
Tammy has been with Palm Desert Escrow, Inc. for a combined 17 years. In addition to Palm Desert Escrow, she has worked in Escrow in Hawaii and managed her own office for another Escrow company here in the desert. Tammy specializes in all types of sales, exchanges, refinances, and is very well versed in the 'short sale' process. Tammy loves her job and enjoys spending time with her two grown sons.

We are located on the southeast corner at the beginning of the frontage road next to the art gallery with entrances facing Highway 111 and a back entrance with plenty of free parking.
